Multi-award-winning Millbrook Resort has recorded a year of strong performance across property sales, hotel occupancy and golf rounds as it prepares to host this year’s New Zealand Golf Open.
Millbrook Realty brokered a record $93 million in combined sales in the 12 months to January 2026. Of that total, $33 million came from the sale of new Millbrook developments and $60 million from re-sales.
The 20 transactions, including homes and sections, averaged $4.648 million.
Investment in accommodation has also contributed to performance. Premium villas overlooking fairways, greens and surrounding mountains have undergone a $17 million refurbishment programme over the past two-and-a-half years.
The refurbishment programme, alongside destination marketing and brand exposure through the New Zealand Golf Open, has contributed to more than $2 million in hotel revenue on the books for the February–March period.
Golf activity has also increased following investment in a second 18-hole championship course. In the 12 months to September 2025, 42,000 rounds were played by members and paying guests.
Additional investment has included a $1.2 million refurbishment of the Health and Fitness Centre, with new Technogym equipment installed.
Millbrook property and development director Ben O’Malley says demand remains strong.
“On the construction side over the years we’ve completed 310 properties. There are 10 being built now with a combined construction cost of around $40 million and there are only 14 empty sections left.
“There are other house and land developments in the pipeline including adjacent to Coronet No. 1, but it’s fair to say we’re getting near the end of building new properties.
“With a finite supply available that’s where the value growth really ramps up for owners,” says Ben.
He says there was a lull in activity after the last election, but confidence in the high-end market has strengthened.
“Anecdotally this is being partly driven by overseas buyers looking to pre-empt any market uplift with the future lifting of the ban on foreign ownership,” he says.
Millbrook’s latest property release is The Tui’s, a collection of four architecturally designed homes in the Grand Terrace enclave of Mill Farm. Two have been sold off the plans, a third is under contract, and one remains available.
Millbrook is located on a 270-hectare site in the Wakatipu Basin near Arrowtown and forms part of an extensive network of biking and walking trails.
