Crown Infrastructure Delivery (CID) is inviting developers to put their hand up for two prime central city land parcels right next to the new Parakiore Recreation and Sport Centre, which has welcomed almost 150,000 visits since opening in December.
John O’Hagan, CID chief executive, says the opportunity is about amplifying momentum.
“Parakiore is a significant investment by the Crown in Christchurch and it’s fantastic to see it humming. The ball is now with capable developers to add projects that further enhance this high‑profile area.” he says.
The properties at 111 Moorhouse Avenue (approx. 5,255sqm) and 18 Stewart Street (approx. 1,575sqm) are offered individually or together, with vacant possession and Central City Mixed Use zoning that supports a wide range of outcomes from residential to mixed‑use and health‑related activity. The sites enjoy prominent frontage to Moorhouse Avenue, one of Christchurch’s busiest vehicle corridors, giving exposure to around 50,000 vehicles a day. Hagley Park, the Health Precinct and the CBD’s hospitality and retail are an easy walk, and One New Zealand Stadium is taking shape nearby.
Cameron Darby, director of Capital Markets at CBRE Christchurch, says few opportunities match the visibility and flexibility on offer.
“Developers want central sites with scale, profile and solid fundamentals. With the pull of New Zealand’s largest indoor sports and aquatics facility next door and the stadium coming on stream, it’s the right time to make your play.”
CBRE is running a Deadline Private Treaty campaign, closing 4:00pm Friday March 6 2026, unless sold prior.
