The team behind Queenstown’s award-winning Kamana Lakehouse and Nest restaurant have announces NOCTIS by Kamana, a $130m transformative luxury resort development that will establish a new benchmark for luxury hospitality in New Zealand.
Set to open in late-2027, the retreat represents one of the largest hospitality investments in Queenstown and marks a significant new phase of growth for developer Coherent Hotel Ltd.
Building on Kamana Lakehouse’s proven success as a celebrated destination, the team has been entrusted to develop the entire NOCTIS brand and identity in-house.
This has enabled seamless collaboration with industry-leading partners while maintaining full creative control over bringing the vision to life.

We’re now expanding our senior leadership team with entrepreneurial, visionary talent to help us create and drive the Kamana and Noctis brands forward,” says David.
Created to reflect the team’s deep culture and a philosophy of infinite potential, Noctis, meaning “of the night” in Latin, seamlessly weaves the grandeur of the night sky into an experience of refined luxury and understated elegance.
The resort’s ‘day to night’ design concept brought to life by Hallion Architects, Y-6 Design, and 3Eyes Construction Group, enhances the guest experience through an environment of serenity and indulgent comfort. Luxury villas are designed with subtle astronomical elements, constellation lighting, and carefully curated details that heighten the senses and invite quiet introspection. The elevated site, neighbouring Kamana Lakehouse, has uninterrupted Lake Wakatipu and mountain views and features 10 meticulously designed luxury villas, including three-bedroom Junior Suites (289sqm), four-bedroom Executive Residences (670 sqm) and the Noctis pièce de résistance, a 10-bedroom Presidential Penthouse (1,200 sqm).
Each Junior Suite villa comes with three-bedrooms, three-ensuite bathrooms, two terraces, two spa pools, and dual living areas. The four-bedroom, four-ensuite bathroom Executive Residences boast their own private wine tasting cellar, plunge pool, gym, sauna, massage therapy room, and home theatre. The 10-bedroom, 10-ensuite bathroom Presidential Penthouse features all the aforementioned with an additional pool, pool deck, reflective pond, and three-car garage.
NOCTIS by Kamana will feature world-class luxury amenities designed to complement Queenstown’s stunning alpine environment. An infinity pool with signature lake and mountain views, a day spa and wellness facilities, yoga studio, and an intimate designer restaurant to showcase local cuisine complete the offerings.
Private chefs can also cater to guests from in-villa kitchens. For gatherings, expansive conference and event facilities, including a pre-function lawn and lake-facing terrace with panoramic views will accommodate up to 120 guests.

The Kamana Lakehouse team will soon begin recruiting key staff positions to ensure the highest standards of service and hospitality. Once open, NOCTIS by Kamana will operate separately from the neighbouring Kamana Lakehouse.
